Now that you understand what a home inspection is and the benefits a home inspection can offer, you might be wondering what is actually involved in the process. It's actually simpler than you might think.
- The client (you), makes initial contact with the inspector via phone, text, or email.
- We will do a short intake questionnaire to get your order started. The intake will ask questions about the client (you), the property address, and some general information about the property (if known). This will also establish a tentative date/time of the appointment.
- The client will need to contact their realtor to inform him/her/they of the tentative date/ time. They in turn will have to inform the seller or the seller's agent of the date/ time. Please provide your realtor's contact information so we can confirm the appointment. All utilities must be turned on so they can be properly evaluated.
- A copy of the contract will be emailed to you. After you have read it and agree to the terms, sign it electronically and email back to us. The contract MUST be agreed to and signed by the client (you), and emailed back to JBC Home Inspections, LLC before the home inspection appointment is confirmed/ scheduled. - The client will meet the home inspector at the subject property on the scheduled date/ time. The client MUST be in attendance for the inspection, or, at the very least, attend the last 30 to 60 minutes.
- The client should plan on the inspection taking approximately 3 to 3.5 hours to complete.* We respectfully ask that you save any questions to the end of the inspection. We recommend the client bring a note pad to write questions down so as not to distract the inspector.
- The client will provide the inspector with payment upon completion of the inspection. The client will receive an emailed copy of the inspection report on site. If internet service is not available, the inspection report will be sent out within 24 hours.
- The inspector will review the results and answer client's questions pertaining to the home inspection report to the best of their ability.
